Overview
Falcon Landing is an approved 524,000 square foot state-of-the-art general warehouse/distribution facility adjacent to the Westfield-Barnes Regional Airport in Westfield, Massachusetts.
The project will construct one warehouse building on a 126-acre parcel situated between Falcon Drive and North Road (Route 202). All access to and from the site is exclusively off Falcon Drive.
The development will include 362 parking spaces to accommodate two employee shifts and 322 tractor trailer spaces. The project team is developing the site as a speculative or “spec” building, meaning that a pre-lease is not in place with a tenant. The site is being actively marketed to secure a suitable tenant.
Falcon Landing has incorporated valuable community feedback from previous proposals brought forward for this site and has prioritized the protection of environmental resources while reducing the intensity of the building’s use.

Background
Historically, the now vacant parcel was part of the famed Digital Equipment Corporation’s manufacturing facility. The industrial use facility employed 445 people and closed in 1993. The Digital Equipment facility, which also included 1111 Southampton Street now owned by Winstanley Enterprises, has been used for industrial use including the storage and parking of vehicles and equipment.
Target had sought state and local approvals in 2005 and 2022 for a cold storage supply chain facility after purchasing land from the Westfield-Barns Regional Airport. In 2022 Target’s proposed development received a certificate from Massachusetts Executive Office of Environmental Affairs (EOEA) in compliance with the Massachusetts Environmental Protection Act (MEPA). Target then withdrew their local zoning application and secured a location in Windsor, CT.
In August of 2023 the Winstanley Enterprises / NorthPoint Development team began efforts to develop a scaled-down distribution facility at this location. The site’s industrial zoning supports warehouse use which continues to have steady demand in the region. The project has received both state (EOEA) and local permit approvals.

Winstanley Enterprises LLC (Winstanley) is leading the joint-venture team pursuing this development. The family-owned and operated commercial development company has been a property owner in Westfield since 2018 when they purchased 1111 Southampton Road.
